The process of staging an occupied home uses the furniture and decor you already have - then supplementing when needed.
If you are living in your home while it is for sale, staging helps you market your home to a wider range of buyers and increases the impact of your property.
"Do it Yourself"
Homeowner to take notes during walk through evaluation inside the home and exterior of property. We provide you with ideas and suggestions on how to "do it yourself" by editing your furniture placement, creating proper focal areas, tips on depersonalization, and how to neutralize for universal appeal. By implementing these ideas, you will maximize the desirability of your property and be prepared for showings and photographs.
$195 - Full Consultation (in San Fernando Valley)
Up to 1.5 hours - additional time billed at $75/hour
$215 - Full Consultation (outside San Fernando Valley)
Up to 1.5 hours - additional time billed at $95/hour
"Hire Us to Do It"
If you don't have the time or desire to "do it yourself." You can hire us to do your staging. We need to see your property to evaluate your needs, so schedule an site appointment, so we can begin to create a game plan!
$75 - On site evaluation appointment (in San Fernando Valley)
$95 - On site evaluation appointment (outside San Fernando Valley)
After seeing your home, we can give you an estimate for the basics:
Staging Labor (on site staging time)
Rate is $100/hour including assistant (within San Fernando Valley)
Rate is $125/hour including assistant (outside San Fernando Valley)
Staging Goods (ie. pillows, towels, bedding, drapes etc.)
Professional Movers (re-arranging within home large/fragile furniture)
Often times there are additional services and goods that homeowners need. These sometimes include: rental furniture, professional cleaning, painting, updating light fixtures, landscaping needs and installation, carpet cleaning or replacement etc. These are separate estimates from our basic staging estimate, as these costs are not determined by us. We can refer you to qualified workers or you can hire is to assist you with obtaining estimates. Rates for assisting with your project are:
In home staging or project management services (2 hour minimum)
$75/hour - within San Fernando Valley (+25 assistant when needed)
$95/hour outside San Fernando Valley (+25 assistant when needed)
- Please note - depending on distance outside San Fernando Valley, travel time may be added at half rate.
Pricing
Full service home staging.
Includes staging design plan, movers and delivery, inventory from our warehouse of furniture, art, silk plants, lamps, bedding and accessories. Also includes de-staging time for packing and movers for removal and pick up.
Prices for vacant home staging vary based on square footage, floor plan, architectural style of home, price point and level of furnishings needed. Please schedule an appointment for us to see your property. After seeing your home, a written proposal is given for staging. There is no charge for this proposal.
There is a charge however, if you need project management services such as:
-paint color selection
-assistance with choosing materials or landscaping
-purchasing goods (light fixtures etc.)
-hands on work such as overseeing landscape installation.
Project management rates (2 hour minimum)
$75/hour-within San Fernando Valley
$95/hour-outside San Fernando Valley
- additional travel time added at half rate in some out of area properties
- additional $25/hour if an assistant is needed on any job
